August is like the Sunday of Summer. It’s still hot, but peak summer events are slowing down, kids are going back to school (a large whew! for many parents!), Target is starting to put out Halloween decor (Costco already has Christmas decor out, so I think retail moves waaaay faster than any of us).

Also — we heard you. As we move into fall, we’re bringing Dinner Club back! Here’s what one participant said last time:

We Raised Over $20k+ for Chino Neighborhood House!

As some of you may know, The Chino Chew participated in the Chino Valley Chamber’s Leadership Collaborative this year — a program where local business owners get together to raise funds for a local non-profit.

Our recipient was Chino Neighborhood House, a local food pantry that serves 1200 people near us. You may have seen us advertise fundraisers in The Chew issues, alongside local restaurants like Red Robin or Angry Chickz.

After 10-months of the program, we are please to report that the Leadership Collaborative cohort, with your help, has been able to raise over $20k to donate to Chino Neighborhood House!

The funds will go towards helping them with shelving, asbestos removal, and coming up with storage solutions to better serve our community. Thank you everyone who participated!!

Your Offer Was Accepted, What Money Do You Need?

With many homes popping up in the market (especially near 91708!), a frequent question buyers have is: how much deposit money do I actually need to hold the house?

The Earnest Money Deposit (EMD) is one of the first expenses buyers should be ready for after an offer is accepted, and in CA, it’s typically 1–3% of the purchase price. Held in escrow, it’s not an additional cost on top of your down payment, but rather a credit toward the money you’re already putting into the home.

In the buying process, there is also great news for veterans — VA loans come with some pretty significant benefits! But here are some misconceptions that Dillon would like to clear up:

For starters, VA loans aren’t just for first-time homebuyers. Eligible veterans and service members can use the benefit even if they’ve owned a home before. And that whole “you need 20% down” thing? Not here. Eligible borrowers may be able to purchase with 0% down.

There’s also a misconception that VA loans are only available to active-duty military members. In reality, eligibility can include veterans, active-duty service members, and certain surviving spouses. Eligible borrowers may also be able to use their VA benefits more than once!

The bigger point: if you think you might qualify, don’t let a mortgage myth make the decision for you. It’s worth finding out what your actual options look like first.
