  • ๐Ÿ›๏ธ The Shoppes at Chino Hills has been rebranded as โ€œThe Shopsโ€ after Stockdale Capital Partners became the outdoor mallโ€™s new owner.

  • ๐Ÿ—๏ธ A 42,000-sq-ft community center and library planned for The Preserve received $4M in county funding. The project is expected to be completed in summer 2028.

  • ๐Ÿบ Two Inland Empire breweries are on the move, with changes coming to their current locations. Read more.

  • ๐Ÿ›๏ธ Chino asked Gov. Gavin Newsom to veto seven bills, including AB 2257, which would allow San Bernardino County supervisors to establish a sheriffโ€™s jail administrator position.

  • ๐Ÿ•๏ธ San Bernardino is moving to restrict camping and sleeping in public spaces, including parks, streets and sidewalks. Read more

  • ๐Ÿซ A Superior Court judge ruled against CVUSDโ€™s parental notification policy. Board President Sonja Shaw criticized the decision; the district had amended the policy to remove references to gender.

  • ๐Ÿšจ Don Lugo High was evacuated and placed on lockdown after a โ€œswattingโ€ call. Police determined the report was a hoax and said no threats were found.

  • ๐Ÿš” A Chino man was arrested on suspicion of burglarizing a locked shed containing transformers and lighting equipment. Police said the stolen items were recovered.

  • ๐Ÿ“ฆ A Massachusetts man received time served and three yearsโ€™ probation after pleading guilty to a drug charge involving cocaine shipments sent through post offices in Chino Hills and Los Angeles.

  • ๐Ÿš’ Chino Valley Fire District will host its annual open house Oct. 3 from 9 a.m.โ€“noon, with station tours, safety activities and โ€œStory Time with Sparky.โ€ Registration required.

  • ๐Ÿ‘ฎ Chino Police Departmentโ€™s annual open house is Oct. 17 from 10 a.m.โ€“1 p.m., featuring K-9 and SWAT demonstrations, games, trick-or-treating and station tours.

๐ŸŽƒ Pumpkin Patch Season Is Here

Fall plans are officially starting to fill up, and there are plenty of pumpkin patches around SoCal offering free-admission days this season. One close to home: Frostyโ€™s Forest & Pumpkin Patch in Chino is offering Free Admission Mondays, with free parking and shuttle service, a 4-acre corn maze, Corn Cob Beach, and a photo-op path included.

Free Mondays run September 28 through October 26, with additional attractions and games available for purchase on-site.

A pretty easy excuse to get out, grab a pumpkin, and lean into fall for a few hours. ๐Ÿ‚

Your Best Shot? Youโ€™re Taking It

Shoot Your Shot Portrait Studio in Chino Hills puts a different spin on the usual photo session. Itโ€™s a self-portrait studio where they provide the professional camera equipment and setup, butย youโ€™re the one taking the photos. We just did one as a family and it was so fun!!

That means you can pose, switch things up, and take as many shots as you can at your own pace. Come solo or bring your partner, family, friends, or even your dog. Their setups range from classic black and white to โ€™90s, yearbook, and seasonal backdrops, making it an easy option for headshots, couples photos, family portraits, or simply updating the camera roll.

20-minute sessions start at $70 for up to two people, with full-body sessions starting at $80. Sometimes the best photos happen when youโ€™re the one calling the shots.

Whatโ€™s Happening Behind the Deal?

Real estate deals always feel so opaque. How do we know someone is being honest during offers and negotiations?. In California, real estate agents have a fiduciary duty to put their clientsโ€™ interests first. That means working toward the best outcome for you and protecting the private information you share along the way. If you need to sell quickly, would accept a lower offer, or have personal circumstances behind the move, those details stay confidential.

But they canโ€™t hide problems.ย Keeping your secrets doesnโ€™t mean keeping secrets about the house. Agents have to be honest with everyone. If an agent knows about a serious problem with the home, they have to share it.

A simple question to ask when choosing an agent:ย โ€œHow will you protect my information when we negotiate?โ€

Knowing whatโ€™s happening behind the deal matters on the financing side, too. If seller credits are available, buyers may have a choice between putting them toward a temporary or permanent rate buydown.

Aย temporary buydownย lowers the payment for a set period, typically the first one to three years, before it returns to the amount based on the original note rate. This can mean more savings upfront and may be worth considering if selling or refinancing is part of the plan.

Aย permanent buydownย uses upfront funds to lower the interest rate for the life of the loan. The short-term savings may be smaller, but the reduced rate stays in place as long as you keep that mortgage.
