Ark Coffee is the kind of place that makes people wonder how they lived near the airport for years without ever stopping in. Located right inside the entrance of Yanks Air Museum, the shop has quietly become a favorite for locals looking for a coffee run that feels a little more memorable than usual. Between the open parking, views of vintage aircraft nearby, and the attached museum, itโs the kind of spot people accidentally turn into a full morning outing.
Reviews constantly mention the drinks, especially the Spiced Banana Latte, which uses banana milk cold foam and has quickly become a customer favorite. ๐ก More Inventory, More Flexibility Heading Into Summer

If youโve been watching the local market lately, things are starting to open up a bit across both Chino and Chino Hills, especially for buyers who felt squeezed earlier this year.
Chino Hills saw 7 homes close over the past week, with sale prices ranging from $710K to $1.6M and average sale prices landing just under the million-dollar mark. Inventory also continues to build, with 117 active listings currently on the market and prices ranging from the high $400Ks to luxury properties listed above $5M. The range itself says a lot about the market right now. Higher-end homes are still moving, but buyers are starting to see a little more variety across different price points compared to earlier this year.
Meanwhile, Chino saw slightly more activity this week with 10 homes sold and average sale prices around $736K. Active inventory now sits at 136 listings, with current homes on the market ranging from the mid $300Ks up to nearly $3.8M. Compared to Chino Hills, the market here continues to feel a bit more accessible overall, especially for buyers trying to stay within more moderate price ranges heading into summer.
On the financing side, VA loans continue to offer some of the strongest benefits available for veterans and active-duty service members, and many buyers still donโt realize how flexible these programs can be.
VA loans can allow qualified buyers to purchase with 0% down, often come with competitive interest rates lower than conventional financing, and may offer more flexible credit and debt-to-income requirements. One of the biggest misconceptions? VA loan benefits can often be used more than once.
With inventory opening up a little more across Chino Valley, programs like these can create opportunities for buyers who may have felt priced out or stuck waiting earlier in the year.
